We manage 100% of the properties we take on. We don’t do things halfway — we’ve built solid processes to make everything run smoothly.

Yes. We send payment reminders on the 28th, the 1st, and the 3rd of each month so tenants don’t forget.

And if for any reason they haven’t paid by the 6th, we either visit the property or call them directly to resolve the issue. That’s exactly why you hire us.

No, we take care of everything ourselves. We’ll simply notify you once the room is rented and let you know the amount you’ll receive every month from that day forward.

On average, we rent out a room within one week. We’d rather lower the price by €15 and get it rented immediately than leave it empty for a month and a half. Thanks to this approach, we’ve never had a room sit vacant for more than three weeks.

And even less when a tenant is leaving — because they notify us in advance, we publish the listing 15 days before they move out and ask if they’re okay with us doing viewings while they’re still there. That way, we minimise vacancy days as much as possible.

Of course, if the world ends and it takes more than a month to rent out, we wouldn’t charge you for the management. But honestly, that’d be more likely to happen than us not renting it in time — we guarantee it.

Yes, you can deduct our invoice.

You can also deduct repairs and other household expenses, just like with traditional rentals.

In fact, we’ll keep all the invoices for you, so when tax season comes around, you’ll have everything ready to send to your accountant.

Our proposal is simple: you don’t lift a finger, and we take care of renting out the rooms and managing absolutely everything that happens in the property. That’s €50 + VAT per room, per month.

Security deposits, payment claims, tenant disputes, insurance paperwork, welcoming and communicating with tenants, room inspections, advice on contract types, coordination with tradespeople, registration paperwork… we handle it all.

In shared rental flats, if the living room is independent, it’s usually converted into another bedroom — meaning it’s furnished and prepared to be rented like any other room. This is done for the following benefits:
  • with an extra room, the overall prices of the rooms in the flat can be reduced, and tenants appreciate that €10 discount per room.
  • ⁠Our tenants are usually people who spend all day working outside. So when they get home, they just want to rest.
  • ⁠Not having a living room helps avoid parties, noise, etc., and gives the owner extra profitability.

The profiles go through 3 different interviews:

The second is during the property viewing, where we assess their appearance, hygiene, etc.

And the third is the financial check, where they send us their payslips and work contract.

You don’t need any permission from the building’s community, as these are long-term tenants — no parties or anything like that. We do **not** operate short-term or holiday rentals with this model.
We handle all the accounting for the property — which means we collect rent from the tenants, pay the utility bills, and send you the profits.
