On average, we rent out a room within one week. We’d rather lower the price by €15 and get it rented immediately than leave it empty for a month and a half. Thanks to this approach, we’ve never had a room sit vacant for more than three weeks.
And even less when a tenant is leaving — because they notify us in advance, we publish the listing 15 days before they move out and ask if they’re okay with us doing viewings while they’re still there. That way, we minimise vacancy days as much as possible.
Of course, if the world ends and it takes more than a month to rent out, we wouldn’t charge you for the management. But honestly, that’d be more likely to happen than us not renting it in time — we guarantee it.

You can also deduct repairs and other household expenses, just like with traditional rentals.
In fact, we’ll keep all the invoices for you, so when tax season comes around, you’ll have everything ready to send to your accountant.
Our proposal is simple: you don’t lift a finger, and we take care of renting out the rooms and managing absolutely everything that happens in the property. That’s €50 + VAT per room, per month.
Security deposits, payment claims, tenant disputes, insurance paperwork, welcoming and communicating with tenants, room inspections, advice on contract types, coordination with tradespeople, registration paperwork… we handle it all.
